Should You List Your Home Below Market Value?
Sometimes listing your home 5 percent (give or take) below market value can drum up a lot of interest – and it may start a bidding war. However, this doesn’t work in every neighborhood… and even if it worked in your neighborhood last month, it might not work this month.
The bottom line is that you should discuss what you’re trying to do with your Realtor®. He or she will be able to give you the right guidance at the right time – and that can make a huge difference in whether you sell your home below, at or over asking price.
Wait for the Right Offer
You don’t have to accept the first offer you get. Sure, the first offer might turn out to be the best one – statistically, that happens sometimes – but you may be able to hold out for a better one.
In many cases, buyers don’t come right out and offer list price for any home, even if it’s spectacular. Everyone is looking for a better deal, so often, buyers will offer a little below what you’re asking for the home. Your agent will let you know if he or she believes an offer is reasonable, but ultimately, it’s up to you whether to accept it.
Side note on offers: Not all dollar-value offers are equal. For example, if one buyer offers you asking price for the home but wants you to tear out the carpet and replace it with hardwoods, that’s money out of your pocket. If another buyer offers you asking price and asks you to put in new light fixtures, financially speaking, it’s better to accept the offer that only asks for light fixtures. However, other factors might come into play, too – if the buyer who wants new light fixtures has to sell his or her current home first but the one who wants the hardwoods can buy tomorrow with cash, you might prefer to go with the hardwood buyer.
When offers begin coming in for your home, talk to your agent about which ones you should seriously consider, which ones you should counter, and which ones you should reject.
Make Your Home Stand Out From the Rest
The more appealing your home is, the more likely it is to sell over asking price. According to Forbes, staged homes sell for an average of 17 percent more than homes that aren’t staged – and that can be a tremendous amount of cash in your pocket.
