If you’re getting ready to put your home on the market, here are 7 critical tips for selling your home that you will want to follow.
1) Attend to all five senses: Getting the true feel of a home engages all five senses – not just sight. While sight may be the first of the senses engaged during the evaluation of a property (such as when you’re viewing photos in a listing online), all 5 senses become engaged during a showing.
So, on top of de-cluttering, taking out the trash and tidying up the kids’ toys, don’t forget to eliminate bad smells (like dog/cat odor or cigarette smells), and close windows to dampen street traffic, if necessary.
A home is where you can kick back and relax after a busy day. If buyers can’t get the sense that your home will be comfortable for them, they aren’t going to offer.
2) Stick to the price range your Realtor suggests: Nothing scares off a home buyer faster than an overpriced listing. While we know your home has sentimental value to you, it doesn’t yet to an unknown buyer. If your home is clearly overpriced, most people won’t give it a chance to impress them, no matter how beautiful or comfortable your home may be.
If the value you had in mind and the value your Realtor is suggesting are not consistent, pour through other listings in the area and see how your property compares. Look at this data through the eyes of an objective buyer. This may just give you the perspective you need to adequately value your home.
3) Tidy up your personal belongings: If you’re moving out of the house, you’re going to have to start packing stuff away soon enough. Before your professional photography appointment (and definitely before showing your home), make sure you’ve de-cluttered and stashed away the things a buyer may find distracting. Bribe your kids to clean their rooms if you have to.
4) Hire a Stager: If the furniture and accessories in your home aren’t attracting foot-traffic, consider hiring an interior design professional to make your home look its absolute best. Often homebuyers have an easier time projecting themselves onto more neutral and generic furnishings.
5) Try to fix the little things you’ve been putting off: That long list of repairs you’ve been keeping in your head for a few months now? Time to tackle your projects full-throttle.
Unless they’re looking for a fixer-upper, don’t give buyers the impression that your home is one. Having your home inspected before it’s listed or before you go under contract will help you locate everything that should be taken care of before the buyer is potentially scared away.
6) First Impressions do matter: While preparing the inside of your home is crucial, it is equally important to attend to the little details that are bugging-down your front yard. If this area needs a little sprucing up (pun absolutely intended if you’re trees need a trimming), make it a weekend family project (or hire landscapers) to give your yard the attention it deserves.
7) Make sure your Realtor hires a professional photographer to take photos of your home: If a buyer isn’t impressed with your listing photos, chances are they’re not going to give the property a chance and view the property in person.
