During the month of May, there were 9 home sales in the neighborhoods of DC Ranch and Silverleaf, representing just over $13 million in sales volume. Seven of the 9 properties were in DC Ranch, and two sales were in Silverleaf.
This was a big drop from the 20 homes that sold in April, and the 16 homes per month that sold on average between January and April this year.
A total of 76 homes have sold in the community so far this year.
Of the nine homes sold in May, sales prices ranged from $630,500 to $2,859,000 and price per square foot ranged from $217 to $677.
The Matheson Team was involved in 4 out of the 9 sales – the 2 sales in DC Ranch Country Club and the 2 sales in Desert Camp Village. We represented the seller side of the transaction on 3 of the sales, including lot 418 in the Country Club, a new construction custom home by Argue Custom Homes. We represented the buyer on the sale at 9741 E. Mountain Spring Rd.
The highest priced sale in May was $2,859,000 for a 5,757 square foot custom estate in Arcadia in Silverleaf. The lowest sales price was $630,500 for a 3 bedroom, 2.5 bathroom home built by Monterey in the Terrace Homes neighborhood in Desert Parks Village.
The average days on market of the 9 homes was 274 days, but that was skewed by the above-mentioned property in Arcadia at Silverleaf, which was on the market for 1,363 days. When we exclude that property from the calculation, the average days on market of the other 8 properties was 147.
Eight of the 9 homes sold within 94.7% of the list price. The property at 19183 N 98th Pl (lot 3658) in Arcadia at Silverleaf was removed for this calculation as it sold almost 60% above the list price (the list price was the base price of this new construction custom home, before upgrades and added amenities.)
In addition to these 9 home sales, there were 2 vacant homesites that sold last month, both in Silverleaf Village. Lot 1880, a 6.33 acre homesite located deep within the Upper Canyon sold for $900,000. Lot 2402, a 2.1 acre homesite sitting above the 14th green of Silverleaf’s golf course in the neighborhood of Horseshoe Canyon, sold for $2,800,000.
