An article in the September 2014 issue of the DC Ranch News reminded residents who are considering selling their homes to call the Ranch Association for a complimentary inspection before listing their home for sale.
When a home sells in DC Ranch, the HOA performs a “Transfer and Disclosure inspection,” which reviews the outside elements of the home – such as plants, paint colors, and architectural changes, for example – to ensure that they comply with community CC&R’s.
The Transfer and Disclosure inspections are performed to preserve home values in our neighborhood by verifying that no unapproved changes have been made. Over time, it’s easy for a property to drift out of compliance. As a realtor who specializes in DC Ranch, I rarely see a home that doesn’t have issues identified on this report.
The HOA is willing to perform a “pre-inspection”, so that any issues are identified ahead of time, and homeowners can potentially address these issues before they accept a contract with a buyer and are busy with the escrow and moving activities related to their home sale. The point of the “pre-inspection” is to make the process as user-friendly as possible for the Seller.
