Pre-Selling Task #1: Check all the grout in bathrooms and kitchens

Check all the grout and sealants in bathrooms, the kitchen and other spaces (like the laundry room). If anything needs repair, go for it. This is something that a home inspector will check, which means if you tackle the issue now, you’ll save yourself time later. Even better, though, is that fixing up grout and sealants can increase visual appeal, which can help you sell your home faster when the time comes.

Pre-Selling Task #2: Make improvements to your outdoor living space

If your deck, patio, porch or other outdoor living space could use a little TLC, now is the time to take care of it. Buyers are big on outdoor living spaces, which means you need yours in top-notch shape when it’s time to sell. If your spaces don’t need repairs, make sure they’re spotlessly clean; you may need to re-stain your deck, power-wash the patio or pull weeds from between pavers.

Pre-Selling Task #3: Clean out your dryer vent and other vents

You should clean your dryer vent frequently, so if it’s been a while since the last time you worked on it, head outside while your dryer is running. You should be able to smell fresh laundry; if you don’t, there could be a blockage. (Blockages are dangerous, so you’ll need to clear it right away.) When your dryer stops, disconnect the hose from the wall and vacuum it out; there’s usually at least a little lint stuck in there.

Before you list your home, have the HVAC system inspected by a professional. Your eventual buyer’s home inspector will look at it, too, so if it’s experiencing any issues, it’s best that you handle them now. Besides, you’ll want everything in working order when you start letting buyers come in for tours.

Pre-Selling Task #7: Get a professional roof inspection

Most roofing companies offer a free roof inspection once a year, so if it’s been a while since the last time you had yours checked, now’s the time. The inspector will look inside your attic, climb on your roof and check the fascia to make sure everything’s in good working order. If it’s not, he or she will give you repair options that you can handle before you list your home.
