Selling a home is a lot different from buying a home. For most people, the goal is to sell quickly and at the best possible price… but you can’t do that without taking a few essential steps.
Seller Tip #1: Pick the Right Price
Talk to your DC Ranch real estate agent before you settle on a sales price for your home. Getting pricing right requires more than remembering how much you paid for it and tacking on a tidy profit – and that’s where your Realtor® comes in. Your agent will compare your home to other, similar homes in the area as part of what’s called a comparative market analysis, or CMA. Little things like countertops, improvements and other factors can make a huge difference in pricing, and the issue at stake here is that if your home is too expensive, it’s going to sit on the market without anyone buying it; then, you’ll end up lowering the price. If you’re selling at a price that’s too low for the market, sure, it’ll go quickly – but you’re leaving money on the table.
Seller Tip #2: Stage Your Home Beautifully
Home staging is important (check out our spring staging tips) because it lets buyers see your home at its best. The goal is to give buyers enough room to imagine their belongings in your space, but to guide them by giving each room a distinct purpose and a widely appealing look. Some of the basics of staging include:
- Removing excess furniture that interrupts traffic flow or just doesn’t “go” in a certain room
- Removing personalized or eclectic décor and replacing it with neutral items
- Creating purpose in each room so buyers can make important connections when they tour
- Showing off that the home is immaculately maintained and is easy to keep clean
Seller Tip #3: Be Flexible When it Comes to Showings
You can certainly tell your real estate agent that you only want potential buyers to come through on weekdays between 10 a.m. and 12 p.m., but you’ll be seriously limiting the number of buyers who can come see your house. While it’s not easy, the best thing you can do is stay flexible when it comes to showings. It’s inconvenient when a potential buyer wants to stop by at 6:15 p.m. and you have to run through the whole house with the vacuum cleaner, but what if that’s the buyer who’s going to put in an offer? Talk to your agent about showings and what you’re willing to do – and make sure you’re listening when he or she makes suggestions, too.
Seller Tip #4: Respond to Purchase Offers Quickly
Buyers who put in an offer are definitely interested in your home, and they might be interested in other homes, too. When someone makes an offer, review it promptly and make a decision to accept, negotiate or reject; most offers contain an expiration date, so if you don’t answer quickly enough, those buyers might move on to someone else’s home.
