If you have enjoyed owning a home in DC Ranch, but you have to relocate for now, don’t worry. You can remain the proud owner of a home in this neighborhood by renting it out until you are able to return. Of course, just as in any other North Scottsdale community, there are a few guidelines you need to know before you rent out your DC Ranch home.
Know the Rules on Renting Out Your Home
There are only a few rules when it comes to getting tenants for your home in this Scottsdale neighborhood, but they’re important to know before you begin the renting process. They include the following:
- Every lease has to last at least 6 months, so short-term rentals are not allowed.
- This means you can only rent out your home in DC Ranch one time in a six-month period, or twice in a 12-month period.
If you don’t adhere to these rules, you can expect to receive a fine and may have to cancel any plans to rent out your DC Ranch home. Luckily, these rules are minimal and therefore easy to remember.
Contact the Ranch Association
Once your new tenant agrees to rent your home in DC Ranch, you have 30 days to provide the following facts to the Ranch Association:
- Tenant’s name
- Tenant’s contact information
- The date the lease begins
- The date the lease ends
If you do not have this information within a month of the lease commitment, it’s OK. You just need to send it to the Ranch Association at least five days before your new tenant moves in.
It’s also a good idea to fill out the Tenant Registration form, which asks for information on the tenant’s vehicles, pets, and any additional occupants in the home.
What to Give Your Tenants
There’s more to the rental process than simply handing over the keys to the house once the lease is signed. For example, you also need to give your tenants the Association’s Governing Documents, Rules and Regulations so they know the guidelines they need to abide by. Making sure they have access to the gate in the neighborhood is important, too.
If you want them to enjoy the community to its fullest, you should also give your tenants a key fob to the community centers in DC Ranch. This gives them access to the community pool and workout area. You can give them the one you got for free when you bought the house, or you can buy another one for $20. They can also buy one for the same price once you fill out the Tenant Registration Form.
