If you are ready to put your house on the market, one of the most important tasks is deciding on the price you’ll list it for. Fortunately, your Realtor will help with this, but it’s still good to know why your home should be listed at the price he or she recommends. This way, you will have some idea of whether your house will actually sell for the amount you have in mind.
Here are a few factors to remember before you price your Scottsdale home for sale:
Look at current comps
Checking the prices on comparable properties is highly recommended before you sell your house. This means reviewing the sales price of homes near you that are comparable to your Scottsdale home for sale. But the key is to only look at current comps- don’t try to compare prices of homes that sold six months or a year ago.
Instead, stick to comps from the latest three months, because those are more telling when it comes to the current market. Pending sales are perfect, too. This is a major task that your Realtor will likely manage, but it’s helpful for you to know why he or she is showing you the comps that you’ll be presented with.
Take note of the details that set your house apart
If you’re looking at other homes in your area and trying to compare the prices, don’t forget that the details count for a lot. Of course, major factors like square footage and the number of bedrooms and bathrooms are important, but this means that if your Scottsdale home for sale has 2500 square feet, 4 bedrooms, and 3 bathrooms, you’re going to need to compare it to homes with similar features.
This also means factoring in certain upgrades before you set your price based off of nearby homes. For instance, maybe your house is similar to one nearby, but that house has a pool and granite countertops. Or maybe it has 4 bedrooms, while you technically have 3 bedrooms and a den. If it turns out that houses with 4 bedrooms are selling for more than those with 3 bedrooms and a den, you might consider adding a door and a closet to your den so you can price it the same as the other homes. Your Realtor should advise you on which other upgrades you might want to consider before listing your Scottsdale home for sale at the right price.
Attend local open houses before pricing your home
Another way to compare your house to others in your area is to see for yourself what they have inside. Look for listings near you that have features that are similar to your home. Then go to their open houses or have your Realtor show you around. Take note of any upgrades they have that your house might not have, and vice versa. The little details make up a lot more of the price than you might think.
Of course, there’s no telling if a house on the market will actually sell for its list price, so keep an eye on the homes you check out. If a property that is similar to your Scottsdale home for sale sells for a lot less than its list price, you might need to list your house for a little less than you had planned. Likewise, though, f the owner gets more than the list price, or even ends up with a bidding war, you might be able to list your house for more than you had thought.
