How to sell your home: prepare for your professional photography appointment

 

The old adage ‘A picture is worth a thousand words’ is more relevant than ever if you’re trying to sell your home.  According to HGTV, 80 percent of homebuyers start their search online, flipping through websites like Zillow or Realtor.com. And what do homebuyers click on first? A property’s photos. How do they vet properties? With the pictures. How do they rate your property? Through the quality of your photos. Need we go on? This is why it is absolutely crucial to stage your home for the photographer within.

In DC Ranch, it’s hard to take a truly unflattering photo. With beautiful concept designs and open floor-plans, half the work of making your home look good is done for you. But if you still need a little help highlighting everything that makes your house a home, these tricks will enhance your listing.

Beautiful, clean, well-lit photos help showcase your home’s best assets. Here are the Matheson Team’s tips on how to highlight your home’s “sellable features”.

Tips for the photography process:

  • Clean up your mess. Potential homebuyers might be put off if they see dirty clothes or general clutter lying around.
  • Stash away particularly personal items. Homebuyers want to picture themselves inside your home. Seeing a plethora of family photos or children’s toys might distract the buyer from the overall picture.
  • Try to spruce up your home with throw pillows, blankets, fresh flowers, staged food platters, etc. You want to make your home look like a relaxing, yet sophisticated oasis. Investing in some inexpensive “spruce-uppers” may make all the difference.
  • Make sure the realtor you choose is going to invest in excellent quality, professional photography.

When everything’s ready, upload high quality, large shots for a posh-looking portfolio.

And last but not least, while photos may mean more to a buyer, words still hold some weight in a listing description. Make sure your agent uses descriptive language that complements your photographs (marketing phrases are catchy, etc.). You want to market your home as a full package. Words help seal the deal.
