The Arizona Association of REALTORS® (AAR) Buyer Advisory is a great resource for home buyers to learn about a myriad of topics related to the purchase of residential real estate in Arizona. It is updated frequently, and just underwent an update last month. Whether you are buying a home for the first time or relocating from another state, this is an invaluable tool to assist you in making an informed purchase.
The October 2014 Buyer Advisory has three sections:
- Common documents a buyer should review,
- Physical conditions in the property the buyer should investigate, and,
- Conditions affecting the surrounding area that the buyer should investigate.
The due diligence and escrow processes can be overwhelming for home buyers. A good Realtor® will be able to walk you through the process, answer your questions, or assist you in finding the answers, but the Buyer Advisory was designed as a supplemental tool to empower buyers from start to finish in the home buying process. If you want to be as informed as you can be, I highly suggest you review this document.
Sometimes buyers become so focused on the purchase contract and the home itself that they forget to analyze in the surrounding area when making an offer. The advisory provides an organized flow of information that points out things you should consider about the surrounding area when making an investment in real estate.
As a buyer, you will be asked to sign that you have received a copy of AAR Buyer Advisory during the purchase process, but this is a great tool to begin reviewing long before you make an offer. You may want to download this document, or better yet, save the link and make a list of questions for your Realtor or other professionals involved in your home purchase.
