High end sales have picked up in Silverleaf this year compared to recent years. As of today, there have been 6 homes that have sold over $5,000,000 year to date, and there are currently 3 properties with list prices over $5,000,000 that are currently under contract.
Two other notable sales closed earlier this year at $4.8 million and $4.9 million.
Silverleaf has had 36 home sales year to date, ranging in price from $1.2 million for a villa in the Parks neighborhood to $8.25 million for a 10,497 square foot custom home in the Upper Canyon. There are currently a total of 7 homes under contract.
The increase in $5 million+ sales is evident when you look at the last 3 years. In 2013, only 3 sales sold for over $5 million. Those sales prices ranged from $5.4 million to $6.1 million.
There were no sales in 2012 over $5 million, and 3 sales over the $5 million mark in 2011.
In my experience, the increase is attributable to the fact that we are seeing more baby boomer buyers – many are retiring or become empty-nesters, and want to enjoy warmer climates in the winter. In Silverleaf and many of the luxury communities in Scottsdale, we are seeing an increase in wealth in this demographic, partially due to business owners “cashing in” by selling their businesses and retiring.
