Should you buy a new build in North Scottsdale?

If you’re in the market for a house, but you can’t seem to find your dream home among existing properties for sale, it may be time to consider a new build. This is a great way to get the features you want in your next house, not to mention that new home smell. Take a look at the pros and cons of this option before you buy a newly built home in North Scottsdale.

The Pros of New Builds

One of the main reasons many buyers opt for a new build in North Scottsdale is the ability to customize the home. When you build a house from scratch, you get to decide on the shade of granite countertops for the kitchen, the type of wood for the cabinets, and the type of flooring for the house. Depending on your builder, you can make even more important decisions, such as whether your house will have a three-car garage or if you prefer to add another bedroom instead.

Another nice thing about new builds is that they come with the latest features on the market, some of which didn’t exist or were not popular five to ten years ago. For example, newer homes have more modern kitchens complete with granite or quartz countertops, the latest in lighting, and brand new appliances. Some common design features you’ll find in most new homes today include open concept floor plans, more storage options, and improved outdoor living spaces. These may be harder to find in older homes.

Additionally, newer homes tend to be more energy efficient than older houses. This is due to not only the current focus on energy efficiency, but also the availability of certain construction materials and methods that did not exist years ago. Plus, newer technology – such as programmable thermostats – makes it easier to save money on utilities when you have a new house.

Of course, there’s always the fact that the maintenance on newly built homes is minimal. You can expect to go years without having to make repairs on your water heater, air conditioner, heater, kitchen appliances, and any other major home features. This advantage can save you time and money for the first few years of home ownership.

The Cons of New Builds

Now that you know all the reasons you might be interested in a newly built home in North Scottsdale, you should also learn the downsides. One is that newer communities often lack the amenities that established neighborhoods have. For example, your neighborhood probably won’t get its own school – or even one nearby – until it’s built out in a few more years. Shopping centers, gas stations, and other necessities are also often further away from new developments than established neighborhoods.

You might not have any neighbors for a while, meaning you’ll be surrounded by empty houses or even dirt lots. If the latter is the case, you can expect to hear some construction work any time someone buys a neighboring lot. Also, if you like large shade trees, you’ll be disappointed with the small shrubs that dot your new neighborhood for the first few years.

However, the main disadvantage of buying a Scottsdale home that’s a new build can be the higher price tag. If you want all the upgrades you see in the model homes you look at, you can expect to pay thousands of dollars extra, so be sure to calculate your budget accordingly if you want more than a starter home with the basics. Then, make sure you budget for window coverings, ceiling fans, and kitchen appliances, since most new builds do not come with these necessities.
