Last month was a strong month for closed sales in DC Ranch and Silverleaf: there were a total of 20 homes sold, representing over $25 million in sales. Sales prices ranged from $174,000 to $4,900,000, with price per square foot ranging from $171 to $655.
So far, through the first 4 months of the year, there have been a total of 67 sales, an average of approximately 16 homes per month. April’s strong rate of sales is expected for this time of year, due to the strong influence of secondary home buyers making purchases before leaving the Scottsdale area for the summer.
The highest sales price of $4,900,000 was for a 8,761 square foot custom estate in Silverleaf’s Upper Canyon. The lowest sales price was $174,000 for a one bedroom, one bathroom, 1,105 square foot townhome in the Courtyards at Market Street in Desert Camp Village.
The average days on market for the 20 homes that sold last month was 167. As a group, the 20 homes sold within 95% of their list price, on average.
Not represented in the chart above is vacant land sales. Silverleaf posted 2 vacant lot sales last month: a 5.28 acre hillside lot that sold for $1,250,000 in the Upper Canyon, and a 9.29 acre hillside lot that sold for $1,400,000 in Horseshoe Canyon. There were no vacant land sales in the Country Club Village, and only 3 currently active lot listings in that neighborhood, due to the fact that this neighborhood is almost completely built out.
