The real estate market in DC Ranch, including Silverleaf, had a strong finish to the year, posting a total of 18 home and townhome sales for the month of December, 2014. This represented over $30 million in dollar volume.
Sale prices ranged from $392,000 for a 1,587 square foot townhome in the Courtyards at Desert Park to $9,750,000 for a 15,009 square foot custom estate in the Upper Canyon in Silverleaf Village.
There were 5 vacant home sites that sold in Silverleaf last month, ranging in price from $485,000 to $1,400,000.
Overall for the year, there were a total of 167 home sales – including 130 detached homes and 37 townhomes – representing over $263 million in sales. The average days on market for sold homes in all villages in DC Ranch and Silverleaf was 141, and the average list price to sales price ratio for all sold homes was 96%.
In Silverleaf, 7 homes sold over $5 million, a significant increase over recent years.
There were 34 vacant home sites that sold during 2014 – approximately $40 million in sales. All but 2 of these were in Silverleaf, since DC Ranch is almost completely built out.
