As of this afternoon, there have been 7 new listings that have hit the market in DC Ranch and Silverleaf since the first of the year, an increase of one listing per day. There is currently a total of 138 homes for sale in DC Ranch.
For the last 2 years, active listing have risen in the 85255 zip code between January and April (see graph above.) The good news is that demand for Scottsdale homes for sale also rises at this time of year, due to the extra push we get from secondary home buyers purchasing winter vacation homes. (Did I mention that it was 81 degrees today in Scottsdale?) By April, the buying activity hits its peak and starts chipping away at inventory levels, which typically continue to fall through the summer until they begin to increase again in the fall.
In addition to the people who have consciously made the decision to newly list their home in the New Year, we will see some re-listings of homes in the next month as well in DC Ranch:
- Ten listings were cancelled in DC Ranch in December. Sellers sometimes make the decision to take their homes off of the market over the holidays. Or, perhaps they want to start the New Year with a new real estate agent.
- Six listings expired in DC Ranch in December, all within the last 3 days of the year. Many of those sellers will be relisting their homes in the New Year as well. (We hope to have the opportunity to work with some of them.)
Homes that are on the market typically sell faster than homes that are not on the market. 🙂 So if you are looking to sell your DC Ranch home, don’t delay – it’s the perfect time to list. If this year is anything like the last 2 years, at this moment we have the lowest inventory levels that we will see for the next 4 months, and we are just coming into our peak months of buyer demand.
