We’ve crunched the numbers and found that during the month of June, 2015, there was a total of 17 home sales in DC Ranch and Silverleaf, representing represented just under $31 million in sales. The sales prices ranged from $259,500 for a 1,298 square foot townhome in DC Ranch’s Market Street Village to $7.2 million for a 9,684 square foot custom estate on 2.23 acres in Silverleaf’s Upper Canyon.
Price per square foot ranged from $200 to $743 for the homes mentioned above.
The average days on market of the 17 homes was 112 days. On average, these homes sold within 96% of their list price. So far this year, 93 homes have sold in this master-planned community.
June was a strong month for custom home sales in the community, with 5 custom homes closing escrow. Of these 5 homes, 4 were resales and one was new construction. Three of the custom homes were in Silverleaf and 2 were in the Country Club.
Overall, June’s sales activity was much better than May’s sales activity when only 9 homes closed escrow.
All but 2 of the homes that sold went under contract in April and May, which is typically considered two of the most robust months of the year for home sales in North Scottsdale.
Having said that, the summer is a great time to list your home for sale as many sellers, under the impression that there are less buyers looking for homes in the summer, take their homes off the market, resulting in less competition. While there are typically less showings in the summer, sales are far from “slow”, and a larger percentage of the buyers who are looking in the summer are motivated compared to buyers who are looking for homes the rest of the year.
Home site sales
June was also a strong month for vacant homesite sales with a total of 8 Silverleaf lots closing escrow. The homesites ranged in price from $550,000 for a 0.59 acre lot in Arcadia to $1.4 million for a 2.79 acre lot in the Upper Canyon. Year to date, there have been 26 vacant home site sales in the community.
Six of the June lot sales took place in Arcadia, and 2 of the lot sales took place in the Upper Canyon.
