Dining Room Staging Tip #1: Hang a mirror to reflect natural light.
Your dining room needs to be bright and welcoming, and one of the best ways to maximize natural light is to hang a mirror opposite your windows. Choose one with a metal frame that matches your fixtures (more on fixtures later) to create instant glam, or pick something with a wood frame that matches your table for a toned-down, muted look. The main idea is to double the light that comes in through the windows and make sure that your prospective buyers can see the entire space, with no shadowy spots anywhere.
Pro Tip: You can make up for shadowy spots in your dining room with extra lighting. Place two tall lamps near your console or sideboard if the light doesn’t quite reach, or invest in a new chandelier that casts light better than your existing one does.

Dining Room Staging Tip #2: Update your fixtures, if necessary.
Your dining room light fixture is incredibly important – and unfortunately, they could date your home. If your fixture isn’t modern or on-trend, it’s time to invest in a new one. Right now, brushed silver and iron are in, but you should talk to your REALTOR® about your fixtures if you’re not entirely sure about what to get. Dining Room Staging Tip #3: Promote good traffic flow.
As with any room, you want your dining room to appear as large and spacious as possible. The idea is to allow plenty of room for movement around the table, ensuring that your prospective buyers don’t feel like they’re blocked from moving freely or trapped between the table and the wall.
Pro Tip: If your dining table seats eight or more people, take out a leaf and leave only six.

Dining Room Staging Tip #4: Create a focal point.
You definitely need a focal point to balance out the dining room. Stagers swear by adding a beautiful vase with fresh flowers centered on the dining table, as well as lively art hanging on the walls – but you can forego the art if you’ve hung a mirror (see tip #1) and you’re short on wall space.
Pro Tip: Don’t use personal photos. Aim for pictures and art that are neutral in design and style so you don’t alienate anyone.
Dining Room Staging Tip #5: Don’t over-stage.
You don’t need to break out the fine china and set up complete service at the dining table when buyers are coming to see your home. Sure, it’s nice that you want visitors to envision the dining room being used for its intended purpose… but there’s already a dining table in there, so don’t worry – they’ll get the idea.
Overstaging can make buyers feel like the home is too formal for them, too, so keep that in mind.
