When you’re selling a home in the beautiful and exclusive community of DC Ranch, you need to work with the best listing agent possible. But how can you be sure that the REALTOR® you’re working with is the best-qualified person to sell your home quickly (and at the right price)?
Here’s what you need to know.
How to Find the Best Listing Agent for Your DC Ranch Home
Flip through any Scottsdale paper or scroll through any local website and you’ll see a dozen ads for local real estate agents. However, most of the agents you see have never sold a single home in DC Ranch – nor have they brought buyers to one. That means they’re not extremely familiar with the community, and that can spell disaster for you.
So how can you tell, other than asking an agent whether he or she has sold homes in DC Ranch before, if you’re working with the right listing agent? Check out these tips:
- Look at the services the agent provides
- Read reviews
- Check for certifications and designations
- Talk about the neighborhood
Here’s a closer look at each.
#1. Look at the Services the Agent Provides
Not all listing agents provide the same services. When some real estate agents list a home, they put it on the multiple listing service, or MLS, and maybe put it on Trulia and Zillow. That’s not enough, though. While there are plenty of homebuyers who look for houses on those sites, the ones that are qualified to buy your home are looking in other places, as well. You want to work with a listing agent who will put your home front-and-center wherever buyers are, and that includes in print magazines for the sale of luxury homes, on busy websites that gets thousands of hits a day, and who knows how to connect with buyers in your home’s price range.
#2. Read the Agent’s Reviews
Always, always, always check an agent’s reviews before you make a commitment. (Check out the Matheson Group’s reviews here.) You’re not only looking for reviews that talk about an agent’s great service, though. You want to see reviews from people in DC Ranch. That way, you know that the agent frequently works in the area and can help your home reach all the right buyers.
#3. Check for Certifications and Designations
Not all real estate agents have the same level of certification, and not all agents are bound to the same codes of ethics. While state law requires all real estate agents to maintain fiduciary duty to their clients, as well as follow certain rules, some agents are held to a higher standard. Those agents are REALTORS®, and they belong to the National Association of REALTORS®. Agents who go above and beyond to become REALTORS can have additional designations that certify them as specialists in their fields, such as:
- Certified Residential Specialist, or CRS®
- Graduate of the REALTOR Institute, or GRI®
- Accredited Buyer’s Representative, or ABR®
Other important designations include Certified Luxury Home Marketing Specialist, or CLHMS™, and those that set agents apart from their peers.
#4. Talk About the Neighborhood
It doesn’t matter how good a REALTOR looks on paper if he or she isn’t familiar with DC Ranch. You want to work with an agent who understands all the neighborhoods in the community – and who’s lived in or worked in the area for quite some time.
