Improve Curb Appeal
You’ve heard all about real estate staging, but you may not know that it goes for the outside of your home, too.
The first impression buyers get is incredibly important, whether they see your home listed online or they drive by it in your neighborhood. It can mean the difference between excitement to see the home’s interior and “Nope. Let’s keep scrolling (or driving).”
Your agent will walk you through the essentials, but you can get a jump on the process by power-washing your home’s exterior, sidewalks and pathways; making sure there are no weeds in the yard; pruning bushes or upgrading existing plants; and making sure all the windows are spotless and streak-free.
Declutter, Depersonalize and Clean
The cleaner your house is, the more appealing it will be to potential buyers.
Before you call a real estate agent, start packing away things you don’t use often. A good rule of thumb: If you haven’t used something in the past 6 months, decide whether to donate it, sell it or throw it out. If you decide to keep an item you rarely use, pack it away for use in your next home.
Depersonalization is important because potential buyers want to envision their stuff in your space – but they can’t do that if things that are uniquely yours are adorning the walls, shelves and other spaces. Take out family photos, religious décor or political items that could be controversial.
After you’ve decluttered and depersonalized your home, it’s time to clean. If you’re not up to the task of an in-depth, all-over cleaning, hire a professional for help. You can take over and maintain what the pros did – or you can have them come back weekly until your home is sold.
Make Your Home Easy to Show
Nobody wants to have their lives disrupted for showings, but if you want to sell quickly, you’ll have to tolerate it. Homes that aren’t shown don’t sell – that’s the general guideline – so make sure your home is extremely available for showings.
You can still tell your agent that you only want to show your home at certain times, but remember, if your schedule isn’t flexible, you’re cutting out opportunities for potential buyers to come see it.
