Which Rooms Should You Stage to Sell Your Home?
If you’re selling a home in DC Ranch, your REALTOR® will most likely talk to you about the value of home staging. Staging is the act of making your home as appealing as possible to prospective buyers. Though you should make an effort to stage every room in your home, these are probably the most important (though you’ll want to talk to your REALTOR to make sure):
- Kitchen
- Living room
- Bedrooms
Here’s a closer look at the basics for each space so you can get on the right track.
Basic Kitchen Staging Tips
You’ve probably heard it said that the kitchen is the heart of the home, and that’s true – which means that prospective buyers will be evaluating the space to find out whether your home is going to be a good fit for them. The kitchen is one of the most important rooms in your home when it comes to staging, so use these tips to pull it off:
- Clean everything from top to bottom. When you sell a home, you’re selling more than just four walls; you’re selling the idea of a lifestyle. You want buyers to see that your kitchen is clean and easy to maintain. That way, they won’t be thinking about how tough it will be for them to keep up with kitchen messes in your home.
- Take everything off your countertops. You want prospective buyers to see that there’s plenty of workspace in the room.
- Remove everything you haven’t used in six months or more. Go through all of your cabinets and drawers, as well as your pantry, to take out anything that could be cluttering up the space. Buyers can, and will, open everything.

Basic Living Room Staging Tips
Though the kitchen is the heart of the home, the living room is typically the hub where the whole family gathers, where all the entertaining takes place, and where people enjoy relaxing. Therefore, it’s one of the most important rooms to stage, which you can do by following these tips:
- Pull your furniture about 6 inches out from the wall. Though it seems counterintuitive, moving your furnishings away from the walls actually makes your space appear larger.
- Add live plants. Plants can make people feel right at home, so consider bringing in a peace lily or something else that’s easy to maintain (and keep alive).
- Place a mirror opposite your best window. The mirror will reflect light and make your space appear larger, and if you have a great view outside, it’ll bring that in.

Basic Bedroom Staging Tips
Each bedroom in your home is important when it comes to staging. Take the time to go through every one and:
- Invest in new bedding that’s exceptionally color coordinated. Make sure that the pillows are fluffed, the beds are made, and everything is in its place.
- Work on the lighting. If you have heavy drapes, take them down and replace them with lighter alternatives. Additionally, consider investing in lamps to place in dark corners or on bedside tables.
- Remove excess furniture that crowds the space. Even if buyers aren’t particularly interested in the bedrooms, they want to know whether their furniture will fit. If you have anything that interrupts natural walking paths or that makes the room seemed cluttered (or smaller), remove it.
