Staged homes sell faster (and for more money) than their non-staged counterparts do, so taking the time to prepare your home definitely pays off. One area that really pays off is outdoor living space – so how do you stage your back patio to help sell your home? This guide explains.
How to Stage Your Back Patio to Sell Your Home in DC Ranch
Buyers love extended living space, and that’s exactly what a back patio is. That means it’s up to you to make it inviting; that way, buyers can imagine the possibilities for themselves.
The first step in staging is to clean – and that’s true whether you’re staging indoors or outdoors. Make sure that all your windows are spotless, that the door leading to the patio is clean (and that there are no scuffs, dings or dents), and that your patio furniture looks great. You may need to wash everything down to remove dust, and you certainly need to check for cobwebs or spider webs.
Pro Tip: If your door has a track, make sure the inside of it is clean. That can be tough, so arm yourself with a bucket of water and lots of patience.

You should also remove weeds from the backyard, and if you have grass, make sure it’s well-watered and looking great. If you have brown patches, get to work on them as soon as you know you’re listing your home – that way, they have time to repair themselves before buyers start trekking through.
After you’re finished cleaning:
- Arrange your patio furniture into conversational groups facing the best feature in your yard
- Add a few pots of brightly colored flowers (but be sure to keep them indoors and only bring them out for showings if they’re non-native plants)
- Trim the bushes and clean up your landscaping so buyers don’t think about the work they’ll have to put in while they’re enjoying the view

If you don’t have patio furniture, now’s a great time to get some. You don’t need to go all-out; you can get by with a few seats and a small table. A well-planned centerpiece for the table, such as a small water feature, is a wonderful touch that can make buyers feel great about the space.

What About Lighting?
Torches at strategic points around the patio are always a hit, and so is string lighting hung overhead. Though buyers are very unlikely to see your home at night, having those types of illumination ready to go can make buyers feel like your patio is a great place to entertain or relax.

Creating Spaces on Your Patio
Whether you want to create the perfect place to dine outdoors or a cozy place to relax with those closest to you (or both), it’s important to give your space purpose. If you’re setting up a dining area, you’ll need a table and chairs, plus a setup that says the space is ready for an al fresco experience (such as place settings). If you’re setting up a relaxing area, group a few comfortable chairs around one central object, such as a table or a small fire pit. Make each space look like it’s ready to use.
Pro Tip: Creating a small, isolated retreat is an excellent (and effective) way to show buyers that your backyard is the perfect place to escape after a tough day. Think about adding a small bench near a tree at the end of a walkway, or carving out a spot with a great vantage point and adding a hanging chair.
