If you’re like most people, you know that you need to stage your whole home when it’s on the market – but when you’re selling a home in DC Ranch, a guest bedroom can be a major selling point, so it makes sense to put a little extra effort into it. But how do you decorate your guest bedroom when your home is for sale? This guide explains.
First things first: Like the rest of your home, you should neutralize the décor in your guest bedroom. That means taking out anything personalized, such as family photos, religious or political décor, and even collections of memorabilia that don’t have another “home” in your space. That’s because you want prospective buyers to see that the room is flexible enough for anyone – and so that they can envision their belongings in your space.
From there, keeping the space designed as a bedroom is a great option. You might also choose to add a workspace to show that the room can work both ways – particularly now, when record numbers of people are still working from home. Only if space allows, though; if adding a few pieces of office furniture, such as a desk, chair and computer would make the space feel cluttered or would get in buyers’ way when they’re touring your home, leave it as-is.

You can also choose to turn it into a different type of space entirely, such as a complete home office, a home gym with equipment, or a playroom for children. Talk to your REALTOR® about what will work with buyers who are looking right now; that way, you’ll be able to make the right choice before investing your time (and possibly your money) into transforming the room.
A Word on Neutral Décor
As with every other room in your home, your guest bedroom should feature neutral décor. Think about your favorite hotel suites or guest bedrooms in homes you’ve toured and try to emulate those. Everything, including the color, should be neutral enough to appeal to a wide audience.
You also want to take out any décor that could be considered controversial, including religious items, political or sports memorabilia, or collections that are personal to you. Your family photos should be replaced with neutral art (like your favorite hotel suite has), and personalized quotes and sayings should come down, as well. The idea is to make the space as appealing as possible to the widest audience.
