But there’s good news: You don’t have to let the pandemic derail your plans. In fact, now might be the perfect time to sell your home. Here’s what you need to know.
Can You Sell Your DC Ranch Home During a Pandemic?
How quickly you sell your home depends on a number of factors, but you need to know that right now, there are more buyers than there are sellers. That makes Scottsdale a seller’s market – and what that really means is that conditions are more favorable for sellers right now. Many homes are selling very quickly, interest rates are low, and people who have been cooped up in their houses for the past several months are realizing that they need more space.
Some of the most common questions our agents are getting include:
- Is it safe to sell a home right now?
- Are deals actually making it to the closing table?
- Can I close remotely?
- How much competition will I have if I sell my house right now?
- Aren’t we in a recession?
- Will I have to accept a lower price for my home?
Here’s a closer look at the answers to each of these questions.
#1. Is it safe to sell a home right now?
It’s absolutely safe to sell a home right now – especially because our agents are taking precautions to protect all of our clients. As long as you and all your family members are in good health, you can safely show your home to prospective buyers; you can even close remotely (but more on that later). Real estate agents all over Scottsdale, not just in DC Ranch, are encouraging people to use hand sanitizer before entering and after leaving homes, wear booties over their shoes if provided, and to avoid touching surfaces whenever possible – and to leave children at home while touring homes with as few people as possible. (We’re encouraging all our seller clients to leave all the doors open and the lights on to minimize buyers’ contact with surfaces, too.)

#2. Are deals actually making it to the closing table?
Homes are definitely closing – and at higher rates than they have for quite some time. There are several factors contributing to this, but one of the major reasons is that there are more people looking for homes (and qualifying for home loans with great interest rates) than there are homes for sale.
#3. Can I close remotely?
For the most part, you can close remotely if you sell your home in Scottsdale. In fact, nearly the entire process can be done online; buyers are even taking virtual tours of homes before seeing them in person. Your agent will streamline the whole process for you, including sending you documents to sign digitally, so you don’t have to worry about safety as you sell your house in DC Ranch.
#4. How much competition will I have if I sell my house right now?
Right now, there are more buyers than there are sellers. That’s because many sellers are worried about their odds of selling during the pandemic – but that’s good news for you. And while you may still have some competition if you sell your home right now, there’s a good chance that your agent can use all our innovative marketing tools and techniques to drum up a lot of interest.
And competition aside, you can still focus on things like competitive pricing, prepping your home to appeal to as many buyers as possible, and getting the word out on your own – all techniques that help sell homes quickly.
#5. Aren’t we in a recession?
The economy is currently experiencing a recession, but that doesn’t mean housing prices are going down. In fact, because there are fewer homes on the market, the supply-and-demand rule still applies: You have the supply, and there’s a demand for what you have to offer.
#6. Will I have to accept a lower price for my home?
You’re very unlikely to have to accept a lower price for your home than what it’s worth. However, just like any other time, it’s very important to listen to your real estate agent when he or she talks to you about pricing. Pricing your home properly right out of the gate will increase your chances of a fast sale; you never want to over-price and hope for the best. Your house will appraise for what the appraiser believes it’s worth – but ultimately, a home is only worth what someone is willing to pay for it.
