If you’re like most people, you know that home staging is an important part of selling your home. It’s how you’ll inspire buyers to see themselves living in your space – and it can help you sell your house faster and for more money, too. Check out these seven amazing living room staging ideas to get your own inspiration before you put your home on the market.
7 Jaw-Dropping Living Room Staging Ideas (With Pictures)
You can’t stage a house unless it’s spotlessly clean, so start there. For many people, that means hiring a professional cleaning company to take care of everything from the baseboards to the corners of the ceilings. Once that’s done, check out these seven living room staging ideas:
- Give your coffee table a break – use trays to keep small items together.
- Create walking space – and get your furniture away from the walls.
- Breathe new life into your space, literally, with plants.
- Skip the personality and go straight for texture.
- Give your living room a lived-in, but not really lived-in, look.
- Make the room “taller” with window dressings.
- Warm things up with a cheerful rug.
Here’s a closer look at each.
#1. Give your coffee table a break – use trays to keep small items together.
Corral your remote controls in one neat location – right in the center of your coffee table or on an end table – and put them all on a tray that complements the room’s decor. Coasters and other small items belong in trays, too, which create a sense of order that buyers will love.
If you have a two-tiered coffee table, make sure the bottom shelf is empty. The fewer items you keep on it, the better – but don’t leave it empty, either. Think about adding a big, glossy and colorful book from the coffee-table-book section of Barnes & Noble (you know, the first section you see when you walk in the door). Don’t choose anything controversial, though. A book of abstract art, photography or even classic sports cars will do the trick.
#2. Create walking space – and get your furniture away from the walls.
You want traffic to be able to flow easily through your living room, and you need the space to look that way, too. Pull your furniture out from the walls, which can make your room look smaller, and aim to leave at least 18 inches between each furnishing. If your living room is large, leave 36 inches between each piece.
#3. Breathe new life into your space, literally, with plants.
Any room with plants in it looks more vibrant and welcoming, so add a few (key word: few) to your space. Don’t overdo it – you’re not selling an indoor botanical garden – but definitely choose a small handful of live plants to add color. If you don’t have a particularly green thumb, choose plants like dracaena, Chinese evergreen, yucca or peace lily.
#4. Skip the personality and go straight for texture.
You’ll want to remove anything that shows too much personality. Family photos, risqué decor, anything that could be considered controversial, or anything that’s part of a collection (figurines, sports memorabilia and other items) should come out before you put your home on the market. Replace it with neutral decor, like what you’d see in a hotel, and instead use things like textured, nicely colored pillows on the sofa to create visual interest.
#5. Give your living room a lived-in, but not really lived-in, look.
You want your space to look like a home, not a museum, so that means adding things like a throw blanket to the back of the sofa (and those textured pillows, too). Your “lived-in” look should consist of accent pieces, like an antique box on an end table, a candelabra with unlit candles on the mantel, or that coffee table book you picked up from Barnes & Noble after reading the first living room staging idea listed here. (You didn’t drop everything and run to the bookstore?)
#6. Make the room “taller” with window dressings.
Create length by placing your curtains higher up on the walls, just under the ceiling (if they’re not already there. Then, when prospective buyers come by, pull the drapes back all the way, lift up the blinds and let in plenty of natural light, which also makes your space appear larger.
#7. Warm things up with a cheerful rug.
You can make your space feel cozy and relaxing with the right rug – and it won’t be a distraction for prospective buyers. Pick something that pulls your entire color scheme together and place it under the front legs of each seating element in your living space. That way, you’re creating conversational groupings with your furniture while sprucing up and modernizing the entire room.
