#1. Poor Comparables
Your real estate agent will help you come up with a sales price for your home, and he or she will do that by comparing it to similar homes nearby. However, if your home is extremely unique, your agent might have a tough time coming up with comparables (commonly called comps) to arrive at an accurate price. While you have some leeway here, and your agent will explain your options, the same isn’t true when your prospective buyers send out an appraiser. The appraiser will look for comps, too, and if he or she can’t find any, it could negatively affect the way the appraiser values your home.
#2. Too Many Upgrades
There’s something to be said about having the nicest house on the block, but when you have all the upgrades your home can handle, it might be a little tougher to sell the home at the price you want. When your upgrades are unusual for the area, such as having a massive, 30-foot fountain in your front yard that requires constant upkeep, it might be a tougher sell.
#3. Too-Vibrant Colors or Design Inside
When someone buys a home, he or she wants to look at it like a blank canvas. However, if you have a bright red accent wall in the kitchen or another color that’s a little too vibrant for the majority of prospective buyers, it can bring your home’s value down. Your real estate agent will let you know if you should make improvements around the house (like repainting in neutral colors) before you put it on the market.
