- Check the insulation in your attic
- Lower the temperature on your water heater
- Change all your air filters
- Clean your refrigerator coils
- Seal cracks in your sidewalk
- Have your gutters cleaned
- Check your dryer vents
- Have the roof inspected
- Have your deck maintained
#1. Check the Insulation in Your Attic
If your attic is unfinished, the insulation that’s up there should be exposed – and you’ll be able to visually inspect it. According to Energy.gov, people in Scottsdale and those around our area need 3 to 4 inches of insulation with an R-value of 38. It’s okay if you’re not familiar with R-values and insulation, though; there are plenty of contractors who will come inspect your insulation and make the appropriate fixes.
#2. Lower the Temperature on Your Hot Water Heater
Most people don’t use water that’s hotter than 120 degrees, even in winter, so now’s the time to make sure your hot water heater is set properly. If you have an older hot water heater, you might want to consider investing in a tankless water heater – but talk to your Scottsdale Realtor first to see if it’s a good investment that will impress buyers.
#3. Change All Your Air Filters
Replace all the air filters in your HVAC system to make sure it’s running as efficiently as possible. If your filters are even a little dirty, your equipment will have to work harder… and that costs you money and puts unnecessary strain on the HVAC unit, which can burn it out before the end of its normal lifespan.
#4. Clean Your Refrigerator Coils
Refrigerator coils can get… well, gross. But if you clean them off, your refrigerator will run more efficiently and save you cash. Cleaning the coils will even make your fridge last longer, because it runs on the same principle that air filters and your HVAC system uses.
#5. Seal Cracks in Your Sidewalk
Fix all the cracks in the sidewalks now so you don’t have to worry about it later. It’s the perfect time to start brushing up the way your home looks outdoors, because when you do list your home on the market, the exterior is the first thing your prospective buyers will see – and you really need to make a great first impression.
#6. Have Your Gutters Cleaned
Gutters clogged with debris can eventually lead to a leaky roof and water damage to your home’s interior, and the home inspector that your buyer hires is going to check them out. Make sure they’re clean and free from pests, rodents or junk.
#7. Check Your Dryer Vents
Dryer lint is flammable, but even if you’re not in much danger of your house burning down when you’re doing laundry, it’s definitely a good idea to clean out your dryer vents. You can use a special vacuum attachment or hire someone to do it for you – but either way, your dryer will be more efficient and it’s one less thing your eventual buyer’s home inspector will run across.
#8. Have the Roof Inspected
Reputable roofing companies offer free roof inspections and recommend that you get one done each year. Call and schedule one – that way, you’ll find out about the condition of your roof and whether you need to make repairs before you put your house on the market.
#9. Have Your Deck Maintained
Check the deck or porch for damage. Look for cracks in the wood or concrete, and if you find any issues, call a professional to repair them ASAP.
