3 Myths About Selling a Home in DC Ranch

3 Myths About Selling a Home in DC Ranch

Selling your home in DC Ranch requires a few things – and the first is a DC Ranch Realtor® who understands the market and knows how to connect with local and long-distance buyers who want nothing more than to live in this spectacular community.

But it’s also fraught with myths, as is much of the high-end real estate market. These are three common myths – and three helpful truths – about selling your home in DC Ranch.

3 Myths About Selling a Home in DC Ranch

Your real estate agent will guide you through the whole process of selling your home in DC Ranch, from getting it ready to put on the market through home staging to proper home pricing so it sells quickly.

And you’ll probably hear these three common myths:

  • I need to remodel my kitchen and bathroom before I sell.
  • As long as the house is clean, I don’t need to “stage” it.
  • Buyers don’t care as much about paint colors when they’re looking at homes.

Home-Selling Myth #1: I need to remodel my kitchen and bathroom before I sell.

A lot of people believe that buyers only want newly upgraded and remodeled kitchens and bathrooms – but that’s not always the case.

Truth: Yes, kitchens and bathrooms can be make-or-break rooms in a house. They can send potential buyers running for the hills (or at least into another house on the market). But you have to remember that investing a huge amount of money in your kitchen or bathroom will cut into – and sometimes completely eradicate – the profits you make from selling your home.

Happy middle ground: Minor renovations may be in order, but don’t make any decisions before you talk to your DC Ranch real estate agent. He or she will be able to tell you what’s selling (and what’s not) in the neighborhood and give you advice that keeps as much cash as possible in your pocket. Sometimes new countertops or new appliances will do the trick; sometimes kitchens and bathrooms don’t need any improvements at all.

Home-Selling Myth #2: As long as the house is clean, I don’t need to “stage” it.

Your house absolutely needs to be clean – spotlessly clean, in fact – when you’re going to sell. However, you do need to set it up so that it’s as attractive as possible to potential buyers.

Truth: Every home needs to be staged to some degree. Professional home stagers make changes that appeal to a broad range of tastes, and while your home’s existing décor might do that, there are a few important things to remember:

  • You need to make the home look as large as possible, so little adjustments like switching from a full bed to a twin can make a significant difference.
  • Lighting is extremely important, so adding lamps in areas that don’t get as much as they could can be essential.
  • Furniture should be strategically placed in conversational groups to promote a lifestyle of entertaining.

There are literally dozens of other fabulous home staging tips (you can check some of them out here) you can use to help sell your home quickly and at the right price, too.

Home-Selling Myth #3: Buyers don’t care as much about paint colors when they’re looking at homes.

Buyers always know that moving into a new home is a lot of work – and one of the last things they want to do is make improvements in a home they’re laying down cash for.

Truth: One of the most important things you can do when you’re selling your home is to go over bright or uncommonly colored accent walls with neutral paint colors. Besides, neutral colors make your home look better in photographs, which will entice prospective buyers when they’re searching online.
