If you’re like most people selling a home in DC Ranch, you want it to sell quickly and at the best possible price – and that could mean remodeling or upgrading your kitchen before you put the house on the market.
But is redoing your kitchen the best plan?
Should You Upgrade Your Kitchen Before You Sell?
Kitchens sell homes; most Realtors® will tell you that. However, before you think about making upgrades or improvements in the most-trafficked room of the house, you should talk to your agent. Sometimes kitchen upgrades don’t pay off in cold, hard cash at the closing table, but they do help you sell your home faster, so it’s best to get your Realtor’s input before you make a big investment.
Statistics on Kitchen Renovations
Remodeling a kitchen for resale can be tough; you have to remember that you’ll have contractors in the space (and it could be largely unusable for a while) and that you may not recoup your investment when you sell.
On average, kitchen remodels break even – but that’s not always the case. As with any big project, little details matter. It doesn’t make sense to put a smart refrigerator with a touch-screen in a $200,000 home; you could lose the entire investment in a case like that.
Ideally, you’ll talk to your Realtor to find out what comparable homes’ kitchens are like. Your agent can pull up past listing data and see what’s sold in the past few months, what’s on the market right now, and what owners pulled from the market because it didn’t sell. A little bit of research goes a long way in a situation like this.
Tips for Renovating Your Kitchen to Sell Your Home
If you do decide to renovate or update your kitchen before you sell, remember: Keep the style simple, open up the space and choose the right upgrades.
Keep a Simple Style
Go neutral in the kitchen so your renovation appeals to the widest possible range of buyers. Don’t choose white – but pick natural tones and pick surfaces and features that complement many styles. Now isn’t the time to spring for powdered blue or something even more dramatic.
Open Up the Space
If your budget allows and you’re remodeling to make your kitchen look bigger, it could be worthwhile to remove obstacles to an open floor plan. Remember, though, that knocking out walls takes a lot of time – and a lot of cash.
Choose the Right Upgrades
Buyers love convenience features, so adding extra drawers or a pull-out pantry can make a huge difference. In many cases, there’s room for improvement in the lighting department, too.
