4 Scottsdale zoning proposals that would amend the City’s General Plan

On September 10th, Scottsdale residents were given the opportunity to learn about and comment on 4 zoning proposals that would amend the City’s General Plan. Of the four proposals, the relocation of Greasewood Flat was the most strongly opposed.

Four of the 7 planning commissioners (a quorum) attended the meeting along with 175 residents.  The meeting was held at Copper Ridge Elementary School.

The zoning proposals are:

1. The Reserve at Pinnacle Peak Patio – changes land designation from commercial to suburban neighborhoods.  According to the Arizona Republic, “About 50 luxury patio homes are proposed on the site of almost 11 acres near Jomax and Alma School Parkway.”

The developer is Michael Lieb of Torino Holdings.  Pinnacle Peak Patio restaurant remains open until development begins.

2. El Regalo – this general plan amendment changes a 5.8 acre parcel on Scottsdale Road and Westland near El Pedregal from commercial to higher density residential. Taylor Morrison is the developer and has submitted a proposal for 25 homesites there.

3. Cavalliere Flat – this is the 47 acre parcel where Greasewood Flat and Reata Pass Steakhouse sit.  The property was sold by Doc Cavalliere’s family in 2013 to Taylor Morrison.  Eighty homesites are planned for the parcel.

4. Greasewood Flat – by far the most contentious of the 4 proposals, this amendment to the general plan changes land use of 10 acres from rural neighborhoods and natural open space to cultural/institutional and public use.

The parcel of land is adjacent to the McDowell Sonoran Preserve and the opposition includes noise pollution, light pollution, impact on wildlife and traffic concerns.

The next planning commission meeting on these proposed general amendments is scheduled for October 8, 2014.  The final vote by City council members is scheduled for December 1, 2014.
