Your home needs to show like a new construction model, and that means it needs to be spotless. No dust, no dirt, and no grime… and that might mean you need to bring in the big guns by hiring a professional service. Once they’ve gone over everything with a fine-toothed scrub brush, you can maintain it until the house sells.
Home Staging Tip #2: Depersonalize
While clutter should always be the first thing to go, the next should be personal touches like family photos, personal collections, awards and collectibles. Buyers want to visualize their things in your space, but that’s tough to do when all they can see is your family footprint all over everything. Make your home as impersonal as possible so buyers have a neutral space that gives their imaginations plenty of freedom.

“First impressions are everything when selling your home,” says Melissa Barronton, owner of an Atlanta-based home staging and redesign company. That means you need great curb appeal and small touches – like a welcome mat.
“A fresh, modern mat, selected in the style of your home, convinces the buyer to see more,” says Barronton. “I recommend adding fresh plants to an entry area, which will signal to the buyer that the home is well cared for.”
Home Staging Tip #4: Use Mirrors Cleverly
Mirrors can work wonders on any room.
“They add extra light to rooms that look dark, and make rooms appear spacious,” says Barronton. “Collages of small mirrors are very inexpensive to buy at home or discount stores, and when placed together, they’ll appear to double the size of a space.”
Pro tip: Place mirrors right next to or directly across from windows, which can reflect natural light and make your home more attractive to potential buyers.
Home Staging Tip #5: Replace or Remove Furnishings
Any piece of furniture that doesn’t quite “go” with the other pieces you have or that creates a cluttered appearance needs to make a graceful exit. Whether you put it in storage, donate it or sell it doesn’t matter – the point is that you need a cohesive theme for your furnishings that promotes a healthy traffic flow.

“White towels, bath mats, and shower curtains can instantly update your bathroom,” Barronton says. “They’ll give the room the feel of a luxury spa. I like to roll and stack bath towels on the tub, and hand towels near the sink. Adding an orchid, candles and special soaps can also amp up that spa feel.”
Home Staging Tip #7: Make Minor Upgrades
Think about refinishing your hardwoods, adding new area rugs and replacing old or dated light fixtures. Small upgrades that don’t cost much can really transform a home’s look, so if there are parts of your house that just don’t look inspiring, now is the time to spruce them up.
