5 Tips to Help Your DC Ranch Realtor Sell Your Home
When you follow these tips, you’ll make it easier for your Realtor to sell your home. They’re buyer-centric, which means they make things easier on buyers… and in real estate, that’s exactly what you want to do.
#1. Be flexible with showings.
Talk to your Realtor about the times you want your home to be available for showings. He or she will most likely encourage you to make as wide a window as possible – and you should. That’s because the more time your home is available to time-pressed buyers (who are also looking at other homes, by the way), the more likely you are to welcome the buyer who’s going to make you the winning offer.
While you don’t have to be available for showings 24 hours a day, you can’t be extremely restrictive about the times and days you’ll let other agents bring people in.
#2. Leave (and take your pets with you) when people come to see your home.
If you get the call for a showing while you’re at home, pack up and head out. Buyers and their agents don’t want you there, even if you’re hiding out. Here’s why: A seller present in the home means that buyers don’t feel as free to open cupboards, explore every inch of interesting rooms, or speak freely and ask questions of their own agent. Maybe they see something they don’t like – but they won’t talk about it until they’re in the car. Even worse, they’ll hurry to get through, and that’s the last thing you want when you’re selling your home.
#3. Move your car.
Pull your car out of the garage or driveway and park it in the street. You want buyers to pull into the driveway and see how much room they’ll have for their own cars, and you want to make their walk through the front door a lot faster. If your car is in the way, you’re making an inconvenience their first in-person impression of your home.
#4. Leave out important documents that prospective buyers might want to see.
Find the HOA’s CC&Rs and leave them on the counter, where buyers and their agents can see them easily. It wouldn’t hurt to leave a copy of the home’s appraisal, an inspection report, proof of major repairs or renovations, or other important documents, too. Talk to your Realtor about what’s appropriate (and what you should leave out) if you’re planning to put out important documents for buyers to peruse.
#5. Offer refreshments.
You know as well as we do that it gets pretty hot outside here, which means your buyers would love a cold bottle of water or some grab-and-go refreshments. You can leave them in a small bowl of ice on the counter – and if your prospective buyers want to grab one for the road, they will.
