If you are interested in buying a brand new home in Scottsdale, you’ve probably been looking at floor plans online or even model homes in person. Once you find a new build you really want, you should act fast to find out more about the community. If it turns out to be a highly sought after neighborhood with lots that are selling quickly, here’s what you can do to increase your chance of getting the new home you want.
1. Sign up for updates from the builder
You should first let the builder know you are interested in their new Scottsdale homes. You can do this by going to the builder’s website and signing up for the mailing list so you get updates any time the builder starts a new construction phase. If you already have your eye on a specific Scottsdale community, getting on the mailing list will help you stay up-to-date on the number of lots that are left.
2. Reach out to your Realtor
Your next step should be to contact a Realtor. He or she can help you get answers to any questions you have, whether they be about the builder, the community, or the surrounding area. Your Realtor will also accompany you to any walk-throughs of model homes, and can also help you select the right builder and floor plan for your housing needs. As you look for a brand new home in Scottsdale, you’ll want to work with a Realtor who is familiar with the city and specific neighborhood.
3. Browse the builder’s website
As you wait to find out more information about the floor plans that interest you, take a look at the builder’s website. It can tell you exactly where the builder is constructing new homes. Most builder sites also include maps of communities, along with information on nearby schools and other amenities. You can also get information about financing options, warranty services, and the home buying process as a whole when you visit a typical builder’s website.
4. Explore the community
If you live within driving distance of the new Scottsdale homes that interest you, considering checking out the area. If there are model homes available to explore, set up a time with your Realtor to take a look inside. Then, drive around the neighborhood to see how big the lots are, how the quality of any already-built homes look, and how the area feels in general. Look for common community features, such as playgrounds, basketball courts, or swimming pools, and take note of well they are maintained. Doing all of this can give you a pretty good idea of what it will be like to live in that community.
5. Get pre-approved
If you’re hoping to speed up the process of moving into your new Scottsdale home, it’s good to be pre-approved by your lender, even before you call your real estate agent. In fact, getting pre-approved before you choose your dream home in Scottsdale makes your final home decision that much easier, because you’ll know upfront how much you can spend on your new home. You can either talk to your current bank or credit union about getting pre-approval for a home loan, or ask your Realtor for recommendations on which lender to use.
